CALGreen EV charging requirements for new California homes加州新建住宅的 CALGreen 电动车充电要求
CALGreen's EV provisions are the part of the green building code most often raised by cities, and the three tiers — EV Capable, EV Ready and installed chargers — are easy to confuse. Getting the tier and the count right is what keeps the permit moving.CALGreen
The three tiers
EV Capable means the space is wired for a future charger — conduit, capacity and usually a panel reservation — without the circuit terminated in a receptacle. EV Ready means a complete branch circuit is installed to the space, ready for a charger to be connected. An installed charger (EVCS) means the electric vehicle supply equipment itself is in place. The code specifies different tiers — and different percentages — for residential and nonresidential parking.EV Capable
A common mistake is budgeting for EV Capable when the jurisdiction requires EV Ready for the same spaces. The difference is the terminated circuit, and it is far cheaper to install it during construction than to retrofit it later.
Residential vs nonresidential
For single-family homes CALGreen focuses on the garage or parking spaces — typically at least one space prepared for charging, moving toward EV Ready rather than merely Capable in recent editions. For multifamily, the code sets percentages of spaces at each tier, and some editions require a share of installed chargers in addition to ready spaces. For nonresidential, the split between EVCS and EV Capable varies by use — retail, office and other occupancies can carry different thresholds.
The percentages are edition-specific and are amended by many cities, so the current state table is only the floor. Read the table, then read the city's local amendments — the local number usually governs.
Why local reach codes matter most为何地方 reach code 最关键
Bay Area cities frequently exceed CALGreen on EV charging even where they dropped their all-electric building mandates after the Berkeley decision — EV infrastructure survived because it is not a gas restriction. Some cities require both Level 2 EV Ready and a second Level 1 space, install chargers at a set percentage, add DC fast chargers for larger nonresidential projects, or reserve capacity for medium- and heavy-duty charging. The result is that the same parking count can carry very different obligations a few miles apart.
Before sizing a panel or a conduit run, confirm the local EV numbers for the specific address. The project's electrical design and the report's scope both depend on it.
